Terms of Service

Last updated October 15, 2026

These terms are an agreement between you and Conduit Billing, LLC ("Conduit", "we", "us") and govern your use of Conduit (conduitbilling.com), a service that collects, reads and analyzes utility and operating-cost statements for property owners and managers. By creating an account or subscribing you agree to them on behalf of yourself and the organization you represent.

1. Your account

You are responsible for the people you invite to your workspace, the roles you give them, and keeping sign-in credentials secure. Tell us promptly at the address below if you believe your account has been accessed without permission.

2. Free trial, subscription and billing

  • New workspaces get a 30-day free trial. No card is required to start.
  • After the trial, Conduit is $49 per property per month, billed monthly in advance through our payment processor, Stripe. The charge follows the number of properties in your workspace; adding a property adds a prorated charge.
  • Subscriptions renew automatically until canceled. Cancel any time from Billing → Manage billing; access continues to the end of the paid period. Fees already paid are not refunded except where the law requires.
  • If the trial ends or a subscription lapses, your workspace may become read-only. Your data is kept and statements sent to your Conduit addresses keep arriving; full access returns when you subscribe.

3. Your data

You own the statements, documents and records you put into Conduit. You give us permission to store, process and analyze them to provide the service to you, including sending documents to the service providers listed in our Privacy Policy (for example, to read a PDF statement), and to use them as described in section 4. We do not sell your data in a form that identifies you or your properties. You can export your records or ask us to delete your workspace at any time.

4. Data Use, Aggregated Data and AI

Your Data.As between you and Conduit, you own the data you and your users submit to or connect with Conduit, including files, reports, records and data received from third-party systems you authorize ("Customer Data"). You grant Conduit a worldwide, non-exclusive, royalty-free license to host, copy, process, analyze and display Customer Data to provide, secure, support and improve Conduit.

Aggregated and De-identified Data. You also grant Conduit a perpetual, irrevocable, worldwide, royalty-free license to (a) create aggregated, anonymized or de-identified data from Customer Data and from your use of Conduit, combined with data from other customers and sources, such that it does not identify you, your users, any individual, or any specific property, project or account ("Aggregated Data"); and (b) use Customer Data to develop, train, test and improve analytics, benchmarks, machine-learning and artificial-intelligence models and features. Conduit owns Aggregated Data and the models and insights derived from it, and may use, license and commercialize them for any lawful purpose, including in data products offered to third parties, during and after the term of your account.

Limits. Conduit will not disclose Customer Data to third parties in a form that identifies you, your users or a specific property, project or account, except to provide Conduit, with your direction or consent, to our service providers under confidentiality obligations, or as required by law. Benchmarks and other Aggregated Data published by Conduit are drawn from a minimum number of independent sources so that no single customer or property can be identified. We do not sell personal information, and we do not use the contents of documents you upload to train third-party foundation models offered to the public.

Your Responsibility. You represent that you have the rights and any required notices and consents to submit Customer Data to Conduit and to grant these licenses, including for data you receive from property management systems, vendors or other third parties.

Survival. This section survives termination. Deleting your account removes Customer Data under our retention policy but does not affect Aggregated Data or models already created.

5. Findings are estimates

Conduit flags missing bills, recovery gaps, rate issues and savings opportunities from the data available to it. Dollar figures are estimates and some findings are marked as lower confidence for that reason. They are not legal, tax, accounting or financial advice; confirm a finding before acting on it, and you remain responsible for paying your bills and for decisions made using the service.

6. Acceptable use

Don't upload content you have no right to share, attempt to access another customer's workspace, interfere with the service, or use it to send unsolicited email. We may suspend accounts that do.

7. Availability and changes

We work to keep Conduit available and accurate but provide it "as is", without warranties beyond those the law requires. We may change features; if we change prices or these terms materially we will tell you by email at least 30 days in advance.

8. Liability

To the extent the law allows, our total liability for any claim relating to the service is limited to the fees you paid us in the 12 months before the claim, and neither party is liable for indirect or consequential losses such as lost profits.

9. Ending the agreement

You can stop using Conduit and cancel at any time. We may end the agreement with 30 days' notice, or immediately for a material breach. Either way you can export your data for 30 days afterwards.
